- Free no obligation rental evaluations. We’ll gladly evaluate your rental property and advise as to what your expected rent would be at any given time of year. We will look at comparable rentals being advertised online, and combine that with our experience to determine a probable figure. We’ll also let you know what renovations or cleanup is required so that your place can fetch top dollar (or we’ll handle it ourselves if you like.)
- Fully furnished or unfurnished services. Depending on the area, there are pros and cons to going either way. Furnished units tend to generate a higher rent dollar, but generally take more time to rent out due to a smaller pool of renters. We’ll let you decide which way to go.
- Rental property leasing. We’ll match up the right tenants for your unit. We’ll conduct all of the necessary background checks, run credit reports, and then have your new tenants sign our extensive lease that has been has been modified again and again to protect your interests.
- Collecting rents and damage deposits. We’ll handle all collections and the paperwork involved with it, then deposit the funds into your account by ideally the 10th of each month.
- Maintenance issues. We use a trusted network of contractors to handle any maintenance issue that could possibly arise, and we will suggest preventative maintenance to try and avoid the costly emergency situations. We can handle everything for you, or if you would rather handle maintenance yourself, that can certainly be arranged.
- Marketing; we’ll handle all of the marketing for your property. This includes all advertising online and offline, as well as lawn signs, elevator ads, etc.
- Monthly statements; you will receive a detailed statement every month with regards to your property.
- Inspection services; we offer different inspection services depending on your needs. We will inspect your rental property as often as you would like.
- Full service Strata building management. No building is too small for us, and we offer the best rates in the business.

Although we offer both services, our focus is Rental Management.
- We specialize in bungalows with basement suites. These take a lot more time to manage, as you are now managing two sets of tenants, and trying to make sure that they get along. Things such as pets, noise, who is responsible for mowing the lawn, who pays utilities, parking, etc. become huge issues when two families are living under one roof and sharing a yard. We know how to deal with these situations and specialize in this area.
- We also specialize in Strata Management for buildings with fewer than 30 suites. Many larger corporations aren't interested in these smaller buildings as they just don't prove profitable. Since our overhead is so low, we are able to manage these buildings and provide exceptional service while doing so.
- Fully licensed with the Real Estate Council of BC, which is required by law. Not all Strata Management and Property Management companies out there are, so please do your background checks before you hire anyone.
A little bit about Coquitlam and Port Coquitlam
- Coquitlam has a current population of over 120,000 residents, making it the 5th largest city in BC. Port Coquitlam’s population sits at just over 55,000 residents.
- Coquitlam really started booming back in 1889 with the opening of Fraser Mills on the North bank of the Fraser River. The mill finally closed in 2001.
- Coquitlam is situated 10-15 km east of Vancouver, where the Fraser and Coquitlam rivers connect. It borders Port Moody and Burnaby to the West, New Westminster to the southwest, and Port Coquitlam to the southeast. At over 150 square km’s, it is the largest of the tri-cities, being six times larger than either Port Coquitlam or Port Moody.
- 41% of Coquitlam residents are foreign born, much higher than the provincial average of 27%.
- Only 25% of Coquitlam residents actually work within the City of Coquitlam. Most residents commute to Vancouver, Burnaby, or other suburbs.
- Major employers in Coquitlam include the City of Coquitlam, Art in Motion, Boulevard Casino, Coca-Cola, Sony, and Rolls Royce. Most retail is located near Coquitlam centre.
- Coquitlam post secondary institutes include the David Lam Campus of Douglas College, located in the Town centre, which has a current enrollment of 4,000 students.
- Coquitlam is serviced by the West Coast Express, which runs from Mission to downtown Vancouver. It stops at the Coquitlam Central Station. By 2014, Coquitlam will also be served by the Skytrain. The new Evergreen Line will run from Coquitlam Town Centre and into Port Moody, joining the existing Skytrain network at Lougheed Town Centre in Burnaby.
